How To Rent With Us

From finding a home, to receiving keys.

1. Find Your Home

Work with our property management team to find the right place for your and your family. Our property Managers will work hard to find you a home that meets all your specs.

2. Rental Application

Complete an online rental application through GPM. This application includes a background check, credit check and is subject to a $75 non-refundable fee.

3. Tenant Screening

After completing and paying your $75 non-refundable application fee, gather certain documents and email them to our office.

4. Approval & Deposit

Once your application is approved, you will need to pay a non-refundable $500 in order to secure the property. We will then draft and send your lease for signatures. In our standard lease, we require the first and last month's rent, plus a security deposit equal to one month's rent. All of these are to be paid upfront before move in.

5. Utilities & Preparation

Once you have signed your lease and paid all deposits, it is time to have the Utilities turned over in your name for your move in date. Be aware, this process can take up to 2 business days and that you will need a signed lease to give to the utility companies.

6. Keys & Move In

Be sure to provide the office with your utility account numbers. If all your deposits are paid we can schedule your move-in walkthrough inspection. Once this is complete you will collect your keys from us and enjoy your new home!

We are flexible with the type of income documentation so long as you can prove the last 4 months’ income. All sources of income MUST be verifiable. Self-employed applicants may be required to provide 2 years of tax returns or 1099’s.

Our screening is extensive, and we call your employers and prior Landlords/Property Managers. Do not leave those areas blank on the application.

Applications will only be processed once all documentation has been received to the office. We consider that a “Complete Application”. We only process “Complete Applications” on a first come first serve basis. Do not miss out on your new home, send your documentation right away.

Utility Provider Info

We require that all tenants show proof of transferred power and water, if not on well, and any other applicable utilities, into their own accounts before keys are released. Some utilities will require a deposit and/or credit check, as well as a copy of the lease to open an account. Plan ahead to have utilities connected. Most utilities will not be connected until the business day following the day on which the account is opened and fees/deposits are paid.

Proof of Utilities is required prior to the release of keys. Failure to transfer utilities into Tenant’s account constitutes a default under the terms of the lease. Tenant is then responsible for any costs incurred by Landlord or Property Manager as a result of Tenant’s failure to promptly transfer utility service into Tenant’s account and/or Tenant’s failure to pay ALL utility charges incurred by Tenant.
